Permitted Development in Wolverhampton

If the proposed building work falls within certain criteria you are allowed to make certain changes and extend your property under your Permitted Development rights. Before October 2008 allowances were based on volume which meant that in many cases if you extended your living room and exceeded the allowance you couldn’t extend the kitchen or have a loft conversion. This has now changed and is based on dimensions as long as it falls within the criteria you can extend
Permitted Development versus Planning Permission ? Permitted Development is judged purely on the facts, if it fits the criteria it‘s allowed. Permitted Development is based on- Size, Height, Materials and is not based on the opinion of planning officers or neighbours but is purely judged on the facts. For most projects you will still need to submit a Building Regulations application.

Do all properties have Permitted Development rights ?
Not all properties have Permitted Development rights, flats and maisonettes do not have any permitted development rights and a planning application would always be required. Properties in conservation areas will also need to submit a planinng application. There are also different requirements if the property is a listed building. The local planning authority may have removed some or all of your permitted development rights by issuing an Article 4 direction. This will mean that you have to submit a planning application for work which normally does not need one. In this case they do not normally charge you an Application Fee.
